This self-performed investment renovation involved the complete transformation of a historic Tudor-style home in the Berkeley Hills. The scope included structural upgrades; complete utility improvements, including plumbing, electrical, data, and a new electrical service; installation of three-zone heat pump systems; a gourmet kitchen; additional bathrooms; the build-out of an ADU; and a range of site enhancements — all thoughtfully executed to preserve the home's character while adding modern functionality and luxury fixtures to maximize ROI and long-term value.
Innovative Marketing:
The first open house for The Castle on Rose Street doubled as an art exhibit, showcasing curated paintings, sculptures, live-edge mirrors, and custom-made furniture that elevated the home's staging experience. Hundreds of guests attended the wine and cheese event, including neighbors, historic preservation groups, and prospective buyers.
Among the featured pieces were one-of-a-kind Chiral creations, including a dining table crafted from century-old mahogany doors salvaged during renovation, and a custom entry bench formed from laminated lath reclaimed from the home itself — meticulously shaped to match the precise inner contours of the main entry turret.
